About Durham Habitat

Durham Habitat builds new homes, rehabs existing homes and repairs older, owner-occupied homes that have fallen into a state of critical disrepair.  We work in partnership with homeowners-in-progress, volunteers and the community at large to achieve our mission of strengthening the community by providing low-income families with safe, decent and affordable housing.
 
Since 1985, Habitat for Humanity of Durham has helped more than 600 families achieve their housing goals by:
 
  • Building and selling more than 300 homes in Durham
  • Repairing more than 150 homes in Durham
  • Providing funding for more than 200 homes Internationally

NEW HOMES AND REHABS

Each year, Durham Habitat helps nearly 25 families build homes in Durham. Built mostly with volunteer labor, all homes are professionally supervised and built to ensure high quality and consistency. Habitat families provide “sweat equity,” working alongside our volunteers and staff in home construction, and Habitat provides zero-interest mortgages.

New home

NEW HOME CONSTRUCTION

Our average home has three bedrooms with approximately 1,200 square feet of living space and costs approximately $125,000. Future homeowners select interior features such as flooring, cabinets and counter tops. Habitat homeowners are expected to make monthly mortgage payments of approximately $650. Click here to see some of the homes we are currently building. 

Habitat Rehab

REHABILITATIONS

In addition to building new homes, we rehabilitate abandoned, historic homes. Our construction staff and volunteers include renovation specialists who honor a home’s past while creating a new, modern home for a family. Habitat homeowners who choose rehabs typically pay the same amount as homeowners in new construction. Click here to see a "before and after" gallery of our rehabs.

Where we build

WHERE WE BUILD

We build and rehabilitate homes in urban neighborhoods around Downtown Durham, alongside other professionally built and sold homes. Our houses are designed to honor the look and feel of their neighborhoods. They vary in design and size depending on the community and the family's needs. AFFORDABILITY

Habitat for Humanity of Durham is able to keep housing costs low because of our partnerships with homeowners, donor investors, and institutional partners.

START-UP CAPITAL

We depend on generous neighbors like you to provide start-up capital for each of our construction projects. A $50,000 investment starts one new home project, and a $2,500 investment funds one home repair project. Learn more about giving a donation that will invest in our work.

MORTGAGES AND REPAYMENTS

Habitat for Humanity does not give houses away. We provide each of our partner families with a zero-percent mortgage with generous help from the City of Durham. Habitat homeowners invest their own resources, at an affordable level, in their home or repair project. Their monthly mortgage payments go into a revolving fund and are used to build more Habitat for Humanity houses.

GOVERNMENT AND CORPORATE PARTNERSHIPS

The City of Durham generously provides $20,000 second mortgages to many of our homeowners, and the North Carolina Housing Finance Agency subsidizes some of our homeowners' first mortgages. Durham Habitat uses government funds from the City of Durham and the federal Department of Housing and Urban Development to purchase property at a reduced rate. Also, we use donated building materials as gifts-in-kind from corporate partners.

SWEAT EQUITY AND VOLUNTEER LABOR

Sweat equityIn lieu of a down payment, Durham Habitat families must put in at least 250 hours of their own time, helping to build or renovate their own home and other homes in the community. This reduces the costs, increases their sense of ownership and self-esteem, and also builds community.

Each year, nearly 5,000 volunteers provide more than 25,000 hours of service to build and renovate 40+ homes. This gift of time saves Durham Habitat more than $325,000 in labor costs each year. Learn more about volunteering with us.
